I wouldn't open 22 from UTG.
As played, when BB joins the pot, I think you can call to setmine.
Flop, standard. Maybe you could bet little bit bigger because the board is semi drawy and you are multiway.

OTT I would continue betting. You will get calls from some pairs and draws. There are many cards that you don't want to see OTR. The fact that some possible draws got there doesn't mean you have to give up. Even if villain has a flush or a straight you still have some equity. Also when you check this turn villain will try to bluff you sometimes and by betting you can save yourself from that.

As played, folding seems reasonable OTR. Villain will bluff you like this sometimes but since there are a lot of better hands too, I don't think your bottom set is good enough to catch a bet this big.

You can call the 3-bet because you are deep enough, but opening in the first place is surely quite loose.

Bet bigger on the flop because it is wet. On turn the board is soaking wet, and here you definitely don't check and call and watch a :spade:, or (or even an ) on the river. Don't set-mine and fold when you hit your set. The goal is to get it all into the center.

Whether to call river as played, I don't know (because I don't know if he has AA). But don't put yourself in that situation.

Agree that opening 22isa bit loose. You can call the3b, you are a bit deep and you are mw.

PF: Fold UTG, unless there is a fish player likely to play behind you. As played, call the 3 bet (Call 20 rule) because you've got good odds for set mining.
Flop: Bet at least 2/3 potsize. We bet for value and to protect our hand from possible draws on the turn.
Turn. Bet 2/3 potsize, we still have a good hand and need to get value from weaker draws. Fold to a large raise an call if odds are good enough for you to complete a FH.
River: Check/call or check/fold. You want to induce bluffs from weaker hands or incomplete draws. As played I think the best option is to check/fold and only call small bets.

Yea 22 isn't normally in my UTG open usually. Can't think why I changed my mind. Was more as someone said, I went set minning, hit it. But then the board got a bit more scary and didn't really have the guts to continue through it. Even looking at it again, I still don't really believe his river pot bet. But not enough for me to call.
