What does your range look like against a BU minraise when both BU and SB are regulars? And if SB is a fish?

Poker Stars, $1/$2 No Limit Hold'em Cash, 6 Players
Poker Tools Powered By Holdem Manager - The Ultimate Poker Software Suite.

MP: $481.74 (240.9 bb)
CO: $205.73 (102.9 bb)
BTN: $416.77 (208.4 bb)
SB: $238.11 (119.1 bb)
Hero (BB): $200 (100 bb)
UTG: $203 (101.5 bb)

Preflop: Hero is BB with 5 T
3 folds, BTN raises to $4.40, SB calls $3.40, Hero ?

I've been folding really trashy hands like this one. But I wouldn't be surprised if we should fold nothing, specially with a fish involved.

To minraise we need 18%. When both are regurals then we have 20% with T5o, so Id say its super easy fold.
If fish is in the pot we have 22%, same thing for me considering playability of this hand.
So its about how much equity we are going to realize. I dont really know that, maybe 50% with hands like TJo, K6s and more with better hands?
So Id call here with like 22%
I hope someone will correct me cause it seems nitty:) and nitty is bad most of the time I guess.
